Please be sure to contact us with any building, planning and zoning
questions you may have, particularly in regard to our Historic Over-
lay District. Glendale is on the National Register of Historic Places
designated as a National Landmark.
Each year, over 100 residents apply for a building permit. All building permits for new homes, exterior and interior remodeling and HVAC are obtained from the Glendale Building Department. Dan Bly, a registered architect, is our contracted Chief Building Official who issues permits and performs building inspections. While all residents are encouraged to review their application with the Village Administrator or Chief Building Official when making a submission, the following basic process and guidelines are provided below to assist you.
The Village is divided into two areas when determining the permit procedure: within the boundaries of the Historic District and outside of the Historic District. Refer to the following map to determine if your property is within the Historic District boundary. If you have any questions about your property’s designation, please call the Village at 771-7200.

Electrical permits are obtained through IBI. Plumbing work requires a permit through
Hamilton County Public Health Division of Plumbing.

In the Historic District:
All permits involving exterior
work in the Historic District are required to be reviewed and approved by the
Glendale Planning and Historic Preservation Commission. You will need to provide
to the Village Office a completed application, 3 complete and bound sets of building
plans (showing all sides of the exterior project, including design and
dimensions), a photo of your existing home and or building site, a site plan
indicating front, rear and side yard setbacks, and a description of the type of
building materials (wood, stone, etc). It
is required you provide your completed application and designs to the
Administrator at least 7 days prior the meeting for zoning approval and to allow
the members of the Commission sufficient time to review the applications. The Commission generally meets the first
Monday of each month in the Council Chambers at Town Hall at 5:30pm. You or someone familiar with the project is
required to attend the meeting in order to represent the application in front
of the Commission. Once the Commission
reviews and approves the application and plans, they are forwarded to the
Building Department for building code review and the issuance of a zoning or building
permit.
In short, if you remodel or change
the exterior architectural appearance of your home in the Historic District,
you will need a HistoricAppropriateness review prior
to obtaining a building permit. When you are ready to proceed with your project,
call the Village Office (771-7200) so that we may review your project’s needs
and help you obtain a permit as quickly as possible.
Outside of the Historic District:
For properties outside of the Historic District, no Appropriateness
review is required. You will need to provide
a completed application, 3 sets of complete and bound building plans, and a
site plan indicating front, rear and side yard setbacks to the Village
Administrator for a zoning review. The
Administrator will then forward the plans to the Building Department. If all is in order and you meet our zoning
and building codes, the Building Department will issue a building permit.
